Cooper Square Select has an innovative approach to managing small buildings. It specializes in these properties and allows smaller buildings to customize their management services and benefit from the resources and technologically advanced services of Cooper Square Realty. The division offers a standard program of services to meet the needs of smaller properties and supplemental services that are customized to the individual property.

“Smaller properties need professional management services and guidance as much as larger properties, but they do not need the full-range of services,” says Adam Auerhan, who heads Cooper Square Select.

“With Cooper Square Select, we have tailored our program to meet the needs of smaller properties at a more affordable cost. It is efficient and cost-effective for the buildings, which often receive little attention from management firms.”

Included in the standard services package is CooperSquare Connect, the company’s innovative web-based system. Each building has its own secure website that includes: day-to-day tracking of property operations; a database for use by management personnel, building staff, board members and residents; and alerts to residents for emergencies and bulletins as needed. It also can include minutes of board meetings and financial statements.

Other services in the standard package are:

  • Compliance with government regulations.


  • Back-office functions such as accounts receivable, accounts payable, preparations of monthly financial statements, payroll procession and appears notices.


  • Access to Cooper Square Realty’s volume discounts on purchases and services.


  • Cooper Square Realty’s insurance discount program.


  • Processing of sale and rental applications.


Supplemental services include site visitations and inspections, and attendance at board meetings with the fee for both based on the experience and expertise level of the management personnel. Other supplemental services include preparation of the annual budget and negotiating service contracts for building systems.
